Information on mortgages during a cadastral service outage

Dear clients,

The current outage of the cadastre and cadastral departments of district offices has a significant impact on banking processes.

Although we are trying to minimize the impact on your comfort, we are providing some of our services in a limited mode until the cadastre services are no longer unavailable.

Mortgage consultation up to the signing of the contractual documentation

Employees in our branches will continue to be happy to consult with you about your plans for acquiring a new property. They will model the desired loan with you and prepare a loan offer for you. At the same time, we will prepare the contractual documentation for you to sign.

Mortgage disbursement

In the case of drawing on the basis of a submitted deposit proposal, the client must submit:

  • the original of the deposit proposal of the mortgage agreement with a note indicating its acceptance by the relevant district office and indicating the procedure number under "V" and proving payment of the relevant administrative fee,
  • the original of an extract from the title deed/deeds not older than 15 days for the mortgaged property with a note indicating the seal confirming the initiation of the procedure for authorizing the deposit of the mortgage as the first in the order.

For loans where drawing occurs based on a decision to authorize the deposit and the sellers (mortgagors) of the property are natural persons, we will begin to relax the conditions from 24. 01. 2025. After an individual assessment and decision by the bank, the loan may be drawn down based on the submitted deposit proposal. In such a case, first submit:

  • the original of the deposit proposal of the mortgage agreement with a note indicating its acceptance by the relevant district office and indicating the procedure number under "V" and proving payment of the relevant administrative fee,
  • the original of the extract from the title deed/deeds not older than 15 days for the mortgaged property with a note indicating the seal confirming the initiation of the procedure for permitting the deposit of the mortgage as the first in the order.

The bank will then notify the client whether it will consider the conditions for drawing down the loan to be met.

This procedure cannot be applied in a situation where the mortgage on the mortgaged property is established by a legal entity (seller or mortgagor). In such a case, the client must submit:

  • the original decision authorizing the deposit of a lien from the lien agreement on the mortgaged property in favor of the bank,
  • the original extract from the title deed(s) to the mortgaged property usable for legal acts no older than 3 months with the entry of the lien.

From 06. 02. 2025, clients can use the service of registering documents by the bank in the relevant cadastre free of charge:

Tatra banka has been offering clients the option of registering documents in the relevant cadastre for them for a long time. Thanks to this, they will save on an additional visit to the cadastre in some cases. The service is normally charged in accordance with the fee schedule in the amount of 30 EUR per visit to the cadastre. Currently, clients can use this service free of charge. Subsequently, the client only needs to pick up the original Title Deed required for drawing their loan at the cadastre.

 

The deadlines for granting and drawing loans will be automatically postponed by the duration of the outage. This also applies to loans drawn in stages. The client will not need to sign any amendments to the contract; the bank will process the change automatically.

Changes to loans

The bank will continue to process changes to loans.

The exception will be changes to real estate, for which we will prepare contractual documentation for clients to sign. Subsequent implementation of the change will be possible only after the resumption of all the functioning of the cadastral departments of the district offices. To implement the change to the loan, it will be necessary to restore the operation of the cadastre portal. Otherwise, it will be necessary for the client to submit a current original title deed with a round cadastre stamp.

Early repayment of the loan

If the client requests early repayment of the loan in connection with the expiration of the interest rate fixation period, but cannot repay the loan early due to the cadastral services outage, it will be necessary to request early repayment of the loan again after the cadastral operation resumes. In such a case, we will not cover the costs related to early repayment of the loan.
